You have probably heard that there are only three rules to be concerned with when dealing with real estate in the Provo area. And that each of them are ‘location’.

Finding a good location around Provo is certainly important, and is always ‘top-of-mind’ for my customers. But don’t forget to read between the lines when searching for your optimal real estate property location.

Location can mean a different thing for homes and businesses. I specialize in residential real estate, and monitor the local Lehi community for residential properties. Lehi Property Listings

I am Aaron McIntire, a Realty Advantage real estate agent in Lehi. I specialize in land and commerical. Most of my clients buy or sell in Alpine, Cedar Hills, American Fork and the surrounding towns.

In the past few years, there has been a lot of talk in Cedar Hills real estate circles about ‘home staging’. Basically, this is just a new term for ‘presenting your home in the best possible way’. Some people with a American Fork MLS listing have hired home staging professionals.

I am not trying discourage Provo sellers from hiring a professional, but I believe that most Utah property owners can stage your home on your own.

If you have a home for sale (even a Provo foreclosure), the most important staging tip is to clean everything; especially windows. And don’t forget the screens. Potential buyers may not notice clean windows, but they will certainly notice dirty ones. Clean windows brighten your interior by allowing in more natural light.

In addition to walls, floors, carpets, cabinets and closets, take a look at your driveway. If there are oil stains, you may need a heavy-duty concrete de-greaser. Your driveway and front yard are the first things potential buyers will see. Make sure they aren’t turned off before they step inside.

Selling Lehi Real Estate in Spring

Spring is the greatest time to buy commerical real estate in Lehi. Why? Because statistically, the largest number of Lehi buyers are out looking for commerical real estate opportunities during the months of April, May and June.

Whether its a buyer’s market in Lehi, or a seller’s market, Spring is always a great opportunity to sell your commerical real estate in Lehi.

If you are ready to put your Lehi property up for sale this Spring, there are five tips you can use to help you stand out to your local Lehi real estate buyers. Here they are:

Spring cleaning: wash your windows inside and out, and then clean all the mirrors in your Lehi home. You’ll be surprised at how much better your Lehi home will look with just this simple task completed.

Clean up the yard: get out and give the lawn it’s first good mowing, and trim up the trees and shrubs. Rake the leaves and edge the walks. Plant a couple new flowers. You don’t have to over do it, an early Saturday morning should do the trick.

Floors, walls, and ceilings: Clean your carpets, scrub the floors, dust up the drapes, and clear out the cobwebs from the fans and fixtures.

Get colorful: Spring is a time when Lehi comes alive with new colors and fresh smells. Dress your home with vibrant Spring colors and set out some flowers on your open house day to build some excitement for your Lehi home.

Treat your guests: House hunting can be fun, but it is also a lot of work. Treat your guests to a cold bottle of water, and maybe a snack that they can munch on while they walk around your house. Make sure the snacks are easy to manage, individually wrapped, and clean (keep the crumbs down for the next group!).
